I have been trying to avoid the coaching programs (limited capital) but it seems like I might need one if (and/or)  not a lawyer on retainer to sort  through it all.

I have spent a LOT of money on instructors and coaching over the years.

They lure you in with promises of coaching and training.

THEN THERE IS THIS:During the Way of Renaissance Man podcast interview Mendenhall told host Woods that he came to real estate after an early career coaching college basement, a grueling vocation that he said left him feeling burnt out.....Mendenhall did his coaching at University of San Francisco according to this Biography on Rad's Website.

This group really pushed me over the edge to NOT signing up with one of those coaching services and come here with my questions, so here goes.I really want to find a home in one of a few particular neighborhoods in the Poconos.

I think a lot of people are hoping a mentor/coach/RE guru, will hand hold them and they buy X amount of properties and generate X amount of dollars in rental income and they become "financially free from their W2 job" and wealthy.
