Opendoor Technologies Inc. has released its annual list of the hottest ZIP codes in the country for home sales. 

I tried the Reia and it's basically a giant sales pitch

Purchase price: $185,000 Cash invested: $35,000 Sale price: $671,000This was our 3rd home.

Purchase price: $101,000 Cash invested: $25,268 Sale price: $202,000 This was my first ever solo project.

The salesperson says, put it in the closing statement or underwriting template somewhere.

I learned about them from a Rent to Retirement podcast where they interviewed a former W2 FT sales guy in tech (that's me today...) turn real estate investor.

The sale and acquisition closing benefits are real and material.  

Unless you are unknowledgable, my bet is you could make more from rent than sale, and still have the benefits of owning the original home while you go do something else.The 25K you have left in property will be netting you(gross) of $350 mo or 4200 per year.

The increasing barrier to entry results in fewer new STR's coming available for sale, but also fewer options for guests to rent.
