. He is on a month-to-month lease and I’ve kept him that way in case I need to get him out, he has always paid each month, but is chronically late at times and I’ve had to serve him notice multiple times. But that’s really my only issue with him is chronic late payments and not keeping the condition of the property in better shape.

The other thing is my wife had serious post partum depression, then the lockdowns really pushed it into just chronic depression for the entire year last year, and part of this year.

@Will G. it is a c class but Long Beach has chronic housing shortage so it’s more about how much will rents drop but the tenant pool is there.
