I've done Crypto, stocks, businesses, ecommerce, trading bots, ponzi schemes etc. 

I live in New York as well, but have chosen to go out of state for my investments. 

i am totally impressed with the way 'guru' out there trying to influence people promising there's a gold cave somewhere from 'infinite banking' to 'my own the greatest system ever' :-) I bet they save their money in the crypto token as well.

Key things to focus on include researching landlord-friendly states, understanding local market trends, and building a reliable team (property manager, realtor, contractor) in your chosen area.

Have you already chosen a market(s) that you're looking to get started in, or are you still evaluating market trends in order to make a decision? 

But I’ve found that a well-chosen angle or a unique architectural detail can give guests a mental anchor point.. something that says, “Yes, this is a real place with character.”

-These investments were not even invested in real estate by a real estate company, things like failing companies, crypto, etc.

We are looking to wholesale outside of our chosen market to help build capital for projects within our chosen market (Louisiana) as I have potential deals in other markets and am not confident in how to proceed with them contractually, (don't want to be stuck with a bill I can't handle currently and also want to ensure I'm operating correctly).
