I went through the same thing a while back where I ended up with over $100k in debt, overdue mortgage payments and child support to pay.

My wife and I have a child as a member on each property(last man standing gets it all). 

@Lauren Cutchen Bought a house where the sellers child had scratched his name into the stainless steel fridge door.

Putting at least a day bed or murphy in the office will make it appeal better as people have visitors or might be traveling with a child.

I have lived in (with a small child) and own multiple pre-1978 homes that most likely had lead paint in them.

They don't care and they'll say its your fault putting their child in danger.

Your goal of buy and hold and flipping so soon seems very difficult, especially with a young child (our first is due in January).  

I am aware of California's Prop 13+58+19 prop tax inheritance evolution and its complexities with LLCs but we are not considering inheritance or parent->child gifting etc.
