Hey Anthony, I acquire properties local to Phoenix and similar to what others have said on the thread, it's as close to dead as can be.The only time I see it actually work out to the 1% rule is on Section 8 properties, which can be great investment opportunities despite the stigma around them.

I understand that rents will go up over time and my mortgage payment will pay down the principal, but it seems like investing the $1.43mil into rental properties and/or a low fee US stock market fund may work out better for me.

for a few reasons, they don't need to buy materials to demo, other than the few $100 to rent a dumpster (or better, if they have a dump truck), you get some work out of them, and if they do a ****** job, pay them for the demo and hire someone else.

I go in with an intention and optimism but once you're in it things work out the way they do and getting your calculator out isn't going to change that.
