when you get to the rust belt and mid west no real need for it in a big way when you can still buy nice SFRs for 150 to 300k all day long.

If you ever held a leaf blower into a burn pile you get a sense of what oxygen does to a fire.

I have one two family under my belt and I am ready for more. 

It also makes going and getting a loan way easier having this job under my belt.

Although there is no pricing like you get in Ohio or much of the mid west or rust belt.. so much of those areas RE cost less than replacement cost even if the lots were free.. just is what it is..

1. coaching- all of the "coaches" were newbies themselves with about 1 year of experience and about 1 deal under their belts and they always disappear after 2-3 months and get replaced with new "coaches".2. networking- they have a FB group, populated primarily by other newbies. go there to answer questions, and it's likely you'll get other newbies saying "good question". there are lots of newbies hoping to get into a deal, but who wants to put together a team where every single person is brand new with no experience?

Bryan I would say PLANNING IN ADVANCE is key.Lot's of investors like GA as it's own of the best investment warm belt states in the country.You need to determine if you are going residential or commercial for the replacement property and what deal size.
