The phone conversations ive had with the office were great--as they should be, my wife and i have a fair amount in the bank with great credit and DTI--but i dont want to be blindsided with a series of unexpected questions during the face to face.

This saga is the major reason to never buy into a property with an HOA- - you just get blind-sided down the road and your investment plans go in the toilet.

If it's significant it can really blindside you. 

I guess the real estate gurus in the seminars elect not to mention some of these horrors that can come from know where and just blindside you. with all these fix and flip strategies.

But the unlimited access to the 500k on a per deal basis had me blindsided and seeing stars because cash and credit are hindering me from getting into the wholesale market.

This way you only have one blind side on the right side backing in.

I have talked to many people that are not aware of the changes at all...these are the people that will be blind sided with it next year and will be more likely to move.

I'm curious to know what is the biggest thing you were blindsided with in doing a flip.  

I just feel like there's a lot to account for and I want to make sure I don't blindside myself.

It’s better to spend a little up front to insure that the deals a good deal as opposed to being blind-sided when you’re thousands of dollars into it and then discover there’s no way you’ll come out ahead on the deal.
