My potential tenants usually have bad credit, work minimum jobs or cash jobs and don't meet the income requirement but will complain about the unit not having an island, or no central air/garage, or a neon green bath tub (everything else was remodeled).

This week, 2 months later, the PM sent another maintenance person out and found 2 issues:1. water leaking from the ice box water line.2. hole in bathtub floor that wasn't there in August 2017.Along with that, they provided an estimate for the extensive water damage due to these 2 issues.

Biggest lesson is it's hard to do construction while you're living in it sucks especially when I had to change out the bathtub.

I use to say no washer and you can keep the drier in the basement but then I found out that they would wash their cloths in the bath tub.

I'm an IT guy and programmer, once needed some guy to patch a hole in the ceiling from a bathtub leak, a handyman/contractor told me his minimum job is $300/day, so just a hole in the ceiling is not worth it for him.
