These are rural counties so I was not expecting to get this back so quick.. my client e mailed me Tuesday we negotiated the deal ( bare land) I open escrow yesterday .

If I invest in residential RE, it is not to achieve returns barely above passive options.  

The house has enough equity to buy a fixer upper and have some left over cash for renovations but just barely enough.

Our mental model is to have enough that someone arriving late could put together a bare bones meal for dinner and have the essentials for breakfast before they head out to get actual groceries. 

After we drafted a bare-bones plan that considered their timeline, target rents, and capital reserves, they honed in on a medium-sized complex managed by a local group.. from what I’ve heard, these guys had impressed other out-of-state buyers before and delivered on their promises.

Yes the average American income is barely $60,000 and most of people on bigger pockets make more than that and a lot of people make that much in a month. 

On a scale of 1-10 this tenant problem is barely a 6.

Since the market shift I barely see any of these guys.

Some months I’ve unfortunately had to pay like $150 out of pocket but I’m Planning on holding long term wise and the let the rental bare fruit later in my life because I’m only 22 and just wanted a base hit or a rental in a great neighborhood.

I remember back when I was ramping up my own rental portfolio in those early-2000s San Diego days, I learned the hard way that ignoring “little” costs..like that termite treatment or the property manager’s onboarding fee..can turn what looked like a sweet deal into something that barely breaks even.Let’s say you pick up a property in one of those under-the-radar neighborhoods in Omaha or maybe on the south side of Chicago..markets I’ve seen a few colleagues dabbling in lately..you’ve got to be ready to get real about the numbers.
