I would apply the cash flow to pay down the debt and hope to have significant passive income (or equity to put into something else) in 10 years.

Alternative route I chose, I will leverage my duplex (purchased 4 years ago) equity through house hacking to have skin in the game on next flip.

File for eviction in court.There are many ways to skin the cat, as discussed in my book.
