.- Valuation, the valuation is all over the place man, an apple that's worthed $1K in 2021 now is only valued $200, there's something really wrong in the valuation of these industry, specially when they're leveraged.I've seen the last part when banks is doing LBO as well, they are like valuing company 10x from their own cash flow and use investor money to create "non sense" value, or just for the sake of heavy commision.

They say this can take 30 days, yet I see complaints on BBB and the App Store for Google and Apple where people have not gotten their money back yet even after several months.I have contacted my bank and they said you have 60 days to file a dispute from the date of your DEPOSIT not the time you request the transfer back into your bank.
Account Closed Should PM provide itemized receipts
14 November 2024 | 20 replies
Ask them to explain how you're supposed to have a warranty w/o them giving you the receipt.3) Labor Charges: should be defined in your PM contract OR they should present a bid for your approval with labor & materials. Now a couple of thoughts in the PMC's defense:1) If you didn't get a receipt, how did you match the exact same model at Lowe's, so the price of $530 is apples-to-apples?
Brian Quo How bad is it to start off not cash flowing on 1st rental that is new construction?
20 November 2024 | 37 replies
Granted that's apples and oranges, because the new homes are larger and all in the suburbs, but as long as you can buy an existing home for half the price per square foot than a new construction home I would be careful with expecting peak appreciation.
