I am using all his advice for doing due diligence on properties before buying, using the deal calculator to run numbers and looking for good market strategy areas. 

That's a good chart for seeing what inflation typically would be 👌 Myself, I am using 4.25%. 

I have contacted a few local properties to see their occupancy, and am using the due diligence period to see what their current occupancy and ADR.

I am using Left Main CRM system and love it.

I dont recall that when I sold in Cook county a few years back maybe I just did not take note of it since I am used to it on all my CA deals.

Most recently I am using Fidelity's full view product as they are the broker I primarily deal with.I have some historical spreadsheets on Google drive but they mostly just show monthly pay/bills rather than providing any comprehensive statement of our finances.
