No lender will lend on a deal that doesn’t make sense.4) After the appraisal comes back you will get a document that outlines the amount to be borrowed and all fees that will be relating to the loan (I would suggest to ask for an example of this document when you are searching for an HML so you will know what fees are going to show up).5) Close the loan at a title company of your choice.6) Begin work and make draws on any repair balance.

My brother had access to the other $160K but ultimately purchased a 4-plex two months later using his own money instead.Currently, its written that if my brother doesn't use the funds then he gets 160k value from the estate extra, as I used my half already but then my dad suggested a 2% annual appreciation on that amount seems fair on the 160k for him, and now he believes it should match his home’s appreciation, which is roughly 5% per year.

One challenge to manage is being able to clarify for lenders on those rentals (if you have them) which amount of the premium should be paid for each rental so that they do not include the entire premium into their escrow analysis, inflating your monthly payment on that rental.

I keep reading how people snowball their investments in such a short amount of time, but I can't make the numbers work.Based on the research I've done, a property purchased for $500k will generally cashflow $15k-25k in an ideal scenario (roughly 20% CoC).

Once we had the home inspection I was able to have the seller credit us at closing $8k...of which the escrow could not credit the entire amount and so I had the seller write up a personal check for $2000 How did you finance this deal?
