Contracctors jack up the scope and cost mid rehab, disappear for 3 weeks, inspector takes 3 weeks each.This is why every flipper needs lots of education AND to hook up for every rehab with an experienced local rehabber/flipper/or rental rehabber to check in on your project to give you tips and helps.Where can you cut corners and where not to.   

I know from experience that contractors disappear, tenants stop paying rent (good luck if you're in a blue state..sold everything in NY for this reason), interest rates go up as we've witnessed over the last couple of years, anomalies happen (Covid literally effed a lot of us investors).Not to be discouraging, but i've been through all of these and if you can get through it, great.

Also greatly important are quality contractors at great prices who won't disappear with your 50% deposit.

Let all wholesalers register, run their backgrounds through FBI NICS database, get some type of MD State registration number in the system that they can show sellers and ensure that no one can commit a crime and disappear in thin air, having stolen funds and properties of the citizens.

Most of these prefab companies either don’t have a contractor to recommend in my area or will tell me about all the projects they do in CA then disappear when I ask them to get me in touch for a build quote.
