Finding handymen is NEVER easy:( Often, you have to use trial & error method and weed through several before finding one that is acceptably (never pefect) reliable, quality, will fix warranty issues and has decent prices.Try visiting a Home Depot 6-8am on a Saturday.

Turnkey companies assume the upfront risk—they buy, renovate, place qualified residents, and offer warranties.

Of course if you are required to pay off the 2% mortgage then your cash on cash ROI goes way down, but with a 30% equity cushion you’re still way ahead.I really dislike contractor for deed, lease option, or not recording warranty deed as “solutions” for the due on sale clause.  

We just received the warranty deed yesterday from the county.

You can get a home inspector but like James stated many builders offer/include a warranty.

Some damage from WDI, which seller will have to address this before close.Seller is paying all closing costs, survey & title, they did a rate buy down to 5.49%, and a year warranty. 

One big problem with customer supplied materials ........... no warranty .
