talking to the Bank its going to be far and few between that the mortgages these folks are taking sub to is still owned or controlled by the "Bank" the loans were sold within months of origination and maybe MERS has it ( sliced and diced) and for sure your dealing with a servicer.. who is not going to negotiate one bit.. now if you happen to have a sub to with a portfolio lender and you can actually talk to someone who is a decision maker thats different but I submit those loans will be a small fraction of the deals being done.

I have learned to be honest with myself and recognize that it’s NOT a huge money maker now, but will be if I hold for 20+ years. 

I set clear rules: no cooking, but guests could use a microwave, toaster, and coffee maker.

I would also keep in mind that very often it is not so much the decision itself but the decision maker that determines the success of a course of action.

First off, it sounds like you trusted your instincts but still went ahead, which shows you’re a decision-maker.

The state law makers have to clarify on this as the way it is today is unclear and adding an ADU can make your existing unit rent controlled.  

:)The only beef I have with your post is that you are already assuming their is going to be beef between tenants and you are going to have to play peace maker.

Deal makers-  development potential, vehicles per day, road ingress egress off highway, signage potential, multiple road accesses, value add potential- housing- trees, boulders, ponds, walkout, views, right side of town, power-line right of ways, etc6.  

On paper they look great but in reality it's hard to make real wealth. 

I have one fridge in storage as a tenant brought their own, so that is a mixed bag.Refrigerators and stoves are reasonably failure-proof appliances if you stay away from ice makers, water in door options, and other things that add complexity.
