Just FYI :-)Yeah I know Simpson makes a structural screw for hangers now, with a hex head, but I’ve been seeing a lot of regular deck screws used lately and obviously if they’re not structural they don’t have the shear strength needed to support a deck.

Do you think this strategy gains strength if lets say... in five years interest rates are at 5.5 vs 7.5 now?  

Good luck with getting this tenant to accept higher rent, because you've trained your tenant to think they have a "mortgage payment" that never goes up!

If they pay before the court date, they reimburse you for the cost of taking them to court anyways, so you lose nothing but are training the behavior.

But not sure the solution which is to provide me teaching/training on how to get off market deals is something I can’t learn without a mentor.

Lastly and before you think I am going to sell you a training program that cost thousands of dollars.  

When you can enter from a position of strength financially, the risk:reward ratio significantly changes.
