There are some lenders who specialize in these types of loans.  

I would visit local meetups for real estate investing, and also network with agents in your area that work with a lot of investors.

The key is getting (I mean the most important part) a good agent or boots on the ground. 

And I also realized that we would have to re-tool our operations, which are 100% specialized to the type of property we have.So you don't have to go bigger, unless you want to.

Many months of costly vacancy, local market rent & resale deteriation, special assessments, property taxes and maintanance fees suggest a quick sale would have been the wise thing to do 2 years ago.

I imagine this is a similar model to Redfin's associate agent program that pays by hour/tour.

In preparation of this work, we have voted on a special assessment for 2025 and 2026 to raise our reserves.

Or any other type of special financing that I have not heard of.
