It’s hard to fathom why they would give people like that 9 months and then force the landlord to pay for them to move and get storage on top of it too.

I am looking to speak to some people that are knowledgeable about the self-storage market in the Memphis area. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

If you don't want that, I would sell it or put it into storage (which may not be financially feasible), but long-term renters are hard on furniture that is not theirs. 

I don’t want to house hack as if I did that I would have additional expense for storages.

If you were in my shoes, what real estate strategy would you recommend for scaling quickly (but smartly) so that I can replace a good portion of the W2 income from real estate investing?

Put a bunch of boxes and crap in that newly converted storage closet.
