As for the party on the 3rd floor, if they are breaking the lease by having unsanctioned pets, you can move to evict as well.As far as the weed goes, this is becoming a difficult grey area for me, as 'medical marijuana' is legal and getting a card seems to be trivial.

No one else will make them submit to thatDrug tests are weak indicators of drug usage and tenant responsibility. drug tests are pretty much only good at picking up marijuana, and to deny someone a living space because of marijuana use is just crazy imo.

Also be wary of letter of intents as they are not legally binding, specifically as there is a current tenant in place, and I'd imagine you likely will not be able to get a signed contract in place from this potential tenant.If the borrower won't reveal who the tenant is, I think that might be red flag enough to turn this down.Just a thought, in Southern California, there are a lot of tenants who are willing to do this in the marijuana industry.

Yes I understand that others doing business knowingly with a marijuana business could be found complicit in money laundering, or w/e. however I'd rather be open about it then not disclose that to potential associates.
