I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

My wife and I have one rental unit and are trying to move toward our next property, but still are trying to learn more and find additional ways to make some side income to speed the process.

Then continue to scale - don't try and retire off one deal

When I tried to get it when my side of the family found out and tried tp take over reverse mortgage payments to bank because she had died it was to late so they sold the house to Hud and then other reverse mortgage companies but a relative still lives there so they can't kick them out.

I have been trying to save up money but it is not near a down payment for a traditional loan.

I don’t see where a rental would make sense, so I’m trying to look at other options to cover the monthly payments until the market goes back up.  

Are they trying to push STR's out? 

I’m not trying to second guess you, just trying not to make you feel like a peasant while I do important stuff. 

This is a good tenant of 5+ years, and I don’t want to cause unnecessary friction (I’m just trying to set up automatic systems for myself).

I also thought to myself: what if your trying to be all fancy with it and try it with a new client and can’t get it to work?
