I live in in the Orlando Fl and have 2 sober houses that I own and manage.

As Jonathan said, attend some meet ups, we have quite a few here in Orlando.

And this was a large property in a high expense market (Orlando). 

I’m in Melbourne FL (1 hour east of Orlando) and the market is slow without much interest.

Milton certainly did some damages to my rentals in Orlando.

Find a STR that cash flows (yes there are plenty as long as you are not looking in Orlando), purchase and self manage for the first year, find a CPA that specializes in the cost seg, and then you can find a PM or continue self managing.
