I intentionally keep mine in a different county than I live in too, just in case they do notorious serious or something.I don't own many rentals these days, but if I did, id have one of the online pay services or set up an ACH on their paydays.

I like new construction since there isn't any deferred maintenance and the properties should be relatively maintenance free for the first couple years (although it's good to include maintenance/repairs in your pro forma and maintain reserves just in case).

Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

No one has x-ray vision to see inside walls or underground, so you should have 10-20% in contingency funds just in case.
