In my personal research, Houzeo seems to be a solid Flat Fee MLS Service, a good interface and online forms, no % of sale $ with Bronze plan, a site buyers may have heard of, and good reviews on Trustpilot. 

I highly recommend Appfolio just simply because the tenant interface portion of the software is super easy to use and it has a built-in messaging system that makes communication so much easier!

@Julian Colvard - I'm not sure how the interface works for each of these institutions.

I was using Quicken but found the interface too busy and much more difficult to use.

I don't really care about that delay since they are free and their interfaces work well for me and my tenants.

Avails user interface was not user-friendly at all for rental applications.

The interface is like a parody of overly complicated design.

VRBO interface is about as clunky and unintuitive as it gets.
