A good 'ol fashioned 3 ring binder that gets updated at least once a year.If a place opens up nearby or there is a new thing to do, I get the booklet or whatever with the info.

Longer lead times I get alot of intern inquiries which can be fine but income wise they aren't as strong a candidate.  

I get that there are delays and behind the scenes, dealing with late suppliers, the city authorities being difficult, but I thought for sure I would be further along than this. 

So how do I get out of the contract I signed?

I get commercial loans from banks. 

I get the feeling you don't enjoy being a landlord, so I agree that you should consider selling and investing in something that doesn't include tenants and toilets.

I've also had guests buy their own TP and trash bags and leave the extra.As for toiletries, I leave the traditional "Starter Set" of shampoo, a little bar soap, conditioner, and lotion  (the tiny hotel bottles). 

I’m currently in the save all of money phase, I want a couple years of solid savings and some education before I get started, I’m 33 and have been working construction my whole life so this will be a much different career path for me.
