I have so much to learn starting out I don't want to add any unnecessary risk or headaches dealing with out of state properties or long distance rentals. 

Is the real advantage to anyone owning NNN to get a relatively secure return on money whilst not having to deal with headaches of property ownership? 

Trust me, by starting off on the right foot, you'll save yourself a lot of headaches down the road!

While I will still lose money on it in the long run, I'm at least breaking even on it monthly and no longer have the headache of it. 

What we learned, through quite frankly our own difficult times, was that no one sells a well performing property if it comes without a headache. 

You might have to pay them down 2 or 3 times a month which is a headache, but controls your spending better.  

I feel like a GC would have been able to get me better deals with contractors while taking away the headache of not having to babysit contractors through this 1.5 year ordeal.

Stick to the lease agreement and landlord-tenant laws—most headaches come from trying to make exceptions.

When I inquired about it, plumber said lining, it is usually not prefect since this is PVC breakage not just pipe cracks and the cost saving is not significant enough and maybe headache down the road.I will try to get more quotes and maybe a company that specializes in pipe lining options.I was told foundation work / under slab pipe repair is common in the Dallas TX area due to soil type.
