I already spoke with her about the paint, she agreed not to do anything else unless she has written permission (though her excuse was that the tan paint was old and needed to be redone).

The "tan" looking tub looks like its got more of a curve to it....the vinyl quarter round is pretty flexible and should still work.The very bottom of the tubs....is at a full 90 degree to the floor or is there a slight lip/flare to it?

Pool or pool access is almost a must to tourists her in Orlando, as people want a tan and to enjoy the warm weather.

Eric Tan You should look into college towns.

If it is tan get 4x4 tubmled traveltine (tan color called walnut) install on diagonal direction with some 2x2 dark brown inserts like metal finish.Another suggestion is to run a row of 4x4 tubled travertine the2" border on top of that then continue 4x4" tubled travertine in diagonal direction!

The Katy prairie used to be a part of our protection, but now it is becoming one long donut shop/tanning salon/gas station strip mall. 

I hear that South of Queen Creek, San Tan or pockets of Gilbert are good to invest even now...

I would go with some brown - like the Resort Tan from Sherwin-Williams.
