Am I going down the right path to assume it would be more desirable for a home owner to have a larger deluxe Master-bath with a guest door rather than the current setup with outdated and small bathrooms? 

For perspective, $500k is a pretty deluxe house in most of the country-- you should be able to at least get a run-of-the mill place for that in San Diego, right?

All in maybe $500 but how people geeked-out for the "deluxe master suite".There is jazzy ways to do more, for a lot less, and blow peoples minds away. 

When you're home alone, use a "Deluxe Door Security Bar" (about $5) to keep him/anyone from entering by using a key. 

@Yamundow Camara I just used Quicken Deluxe at the time and created each property as a Category under Income and again under Expenses.
