My advice with contractors is make sure you always have the carrot (money).

After research I am looking at LP and Carrot to keep it easy and quick for me but they're both set-up to have different pages for buyers and then rentals/sells.

Hi, after listening to the BiggerPockets Podcast a few weeks ago, I decided to open a Carrot website to start working on generating off-market deals online.

Then id like to teach my friends who keep moving the carrot further away and are miserable how to change their life.

You can try the carrot stick approach if you like and say you will charge her a days rent for the last day but I would also expect you lease doesn't spell this out either?

I found all of them through either my website (I had an Investor Carrot website at the time) or they were already people I knew who I had told that I wanted to buy homes with mortgages in place.  

Wondering if there was a structured way to make an agreement with a seller, hold it for 3-4 months during rehab after agreeing upon a price, offer some percentage above that based on sale as a carrot, maybe upside based on final price.
