I am thinking a 10-15 unit building.

For that reason, we prefer fast scalable strategies that are repeatable and allow compounding faster for new builds than a build to rent triplex. does anyone have a similar strategy?

You have NO leverage, no matter what he builds or does not build, except for the developer saving some money in legal fees and cutting down on mesne profits damages.

He's in Austin so a little ways away from you, but he probably has a good referral for a builder in Dallas who could take on a multi-family build.

I realized I have deep experience as a renter... across multiple markets, city councils, market classes, and building types (I'll list below) over 3 decades and 9 properties.

Make 2025 the year to build those relationships.Cheers! 

I have often seen many people love the idea of building, but once they figure out the cost, those ideas change.For reference, here in Chicago, you can expect new builds to be between $200-$275/SF depending on MANY factors...that's just a very rough ballpark!
