I went back to Memphis last year for the first time in six years to find all is as advertised with very minor exceptions.We have picture inspections done every four months, cost $75, because I'm a trust but verify guy.Good people, good service.   

I don’t use Tik Tok myself for advertising but I wonder if I’ll get more FB views once Tik Tok shuts down.

I also advertise before someone moves out to get a new tenant before the current one leaves. 100% occupancy on a LTR is very common for me.No idea on a MTR.

Placed in service means when the property was available for rent (i.e. certificate of occupancy or first advertised).

Real estate : you could become good at advertising and marketing or simply asking people you know if they want to buy or sell: Any realtor will give you $1k to $5k depending on the price to get that buyer  or seller.
