Is it in or near Portland, Augusta, Bangor? 

I am an investor/wholesaler in Augusta, GA which is not far from y'all.

Around Augusta, GA we look for at least 12%-15% and I would assume that it would be the same there but if anyone would like to confirm that for me I would be happy to receive your input.

Also, if you are in a seasonal market (I am, with our huge season being April-August as this is a university town), you might have to price according to the season. 

This was useful for us in the above scenario for the month of August as we delayed a few invoices by 30 days as a precaution since we had no crystal ball to see how long the recovery would take.  

I also have houses for sale in Central Maine that are all rehabbed as well as Washingtom that would put you central to the coast, Mid Coast and Augusta area
