I'll leave the real work to professionals, so I'm kinda dormant and waiting for economic situations to cycle through so that I can find easy deals again.However, I do remember several, several threads on BP a couple of years ago arguing syndications vs. doing the work yourself.

I would need to review the contract language regarding title defects but my bet is it could quite easily be argued that this is on the buyer.One option perhaps not considered -- accept the easement and close cash.

You find the house completely trashed with missing appliances and cabinets, tenants were cooking meth, windows broken, etc. 6-8 months of unpaid rent, unpaid utilities, thousands to empty the abandoned property and trash, $50,000 to completely renovate the property and make it rentable again, plus all the time, energy, and stress along the way.I would actually argue this is pretty common and not even the worst-case scenario.

Ended up in major trouble he had a few deals going bad on him and he could not pay.. or did not want to pay on those.. well of course his Peer st envoked the one is in default every loan we have with you is now in default.. he argued it.. called me I read him the section where they had the right.. well he went busto and of course we know what peer st did this guy probably defaulted on 20 mil plus .. and U know when it goes through BK and foreclosures etc its just a huge loss for the lender..
