In order to submit a deal, you have to put in a lot of work and there is no guarantee they will buy it.

Plus, with it being just myself running my own business, and after reading up on how many cash buyers other wholesalers have put in their network to buy properties, that are also sole proprietors, I'm going to assume that having a huge cash buyer list is not really efficient at this point in the game.

I am pretty handy and have done plenty of restoration work myself and not afraid to put in some elbow grease. looking into real estate to get the wealth ball rolling but feel a little uneasy given the current state of the economy. what would you do in my shoes?! 

@Tayvion Payton   -  my guess is that you are still too far off the price, at least in the interim but it is always good to put in an offer, because they may come back to you down the road.

And the elected officials and tenants wonder why rent keeps going up so much.I have been having to put in a lot of fire systems in properties we manage. 

Financing contingency is there if you can't get the loan at the amount you thought, interest rate is raised or your payment changed higher than you put in the loan could give you an out.
