Potential Equity is not skin in the game. 

They have no skin in the game, they'll just move on to the next owner.

I know the podcasts and books speak about being in a deal with zero skin in the game, but that is an outlier situation not the norm. 

Forming little groups in the background to down vote certain individuals comments based on skin color, or religion, or perceived political leanings seems like something we could all do without on this forum.

Lenders want to see that you have skin in the game for the entire project, not just a piece of it.Most need to partner up with someone for the first 2-3 deals, then you can get somewhat competitive terms on your own.  

But lately have had a hard time finding anything to BRRR or even with enough skin to flip.

Personally, I'd be nervous to not get some type of deposit from my guest because I like for them to have "skin in the game" 

At this point, we are three years in, and have learned that you sometimes have to have thick skin (grit) in dealing with tenants, managers, and RV site visitors; while maintaining a sense of humor and humility.
