I love how you've minimized what you have and are super cash flow heavy.  

A unit renting for $700 probably can't go straight up to $1,200 overnight with no updates unless your property looks like the other ones in the area renting for $1,200 and offers similar finishes/ amenities. 

I would have been told by someone about index services (with correct hours) before spending $40 in postage to overnight something to Springfield.Hope my experience helps a fellow investor.

Since you already use TurboTax, you can connect the two come tax time & take out some of the heavy lifting! 

The policy must specify that it covers risks for overnight, or short-term, rentals. 

It is balance sheet heavy but for some reason, most investors in BP are just focused on P&L and they stick with these free accounting platform that doesn't even utilize the Balance Sheet.A lot of the time when I clean up client's books, it's mainly in the balance sheet that needs to be fixed up.

We're living in times when franchises go out of business overnight, but healthcare will never be since it is essential. 

We have full time professional jobs and children so getting into heavy rehab or flipping is not an option.
