I really doubt the gradient sloping away from the house or how far away that extends is enough.

I think that idea works better in a suburb with fairly uniform housing stock than in a city with an extremely varied housing base from new high rises to early 19th century rowhouses, and steep location gradients from best to worse neighborhoods. 

DavePlease expand on the gradient of notes with regard to risk tolerance and cash flow.

Probably about as accurate as Zillow since they likely get their info from the same unreliable source.I also like Cyberhomes.com because they have a map that will display property values, and other data, as a color gradient.

There is a Pilot gas station about 120 ft (slight up gradient) from our property, and our environmental phase 1 shows there was a spill in 2011.

Maybe $200 / SF Dakota is flat land, so at least there is no gradient. 

Its 2 units waterfront with a steep gradient to the lake.
