If you mean that a degree in statistics or”gender studies” may not be useful in a career as a sales representative, you might be right.  

Single-gender homes are only for transitional housing (like soberliving houses, halfway houses, etc). 

You may come across pushback with having co-gendered units so as you grow I would suggest leaving room to have unit(s) that are male and female only for those who are more comfortable with living with others from the same gender. 

Also (and this is a change in the last year) if they have children of different genders than the government will give them a bigger bedroom count.

Consider what type of ex-convicts you will take (including gender and crime).

I equated a car owner to what you insist is invariably an "elderly individual" or a "widow" (as far as I know car owners come in different ages, genders, marital statuses, mental capacities and etc.).
