Rather than taking out some boot from your sale to pay off debt, you could take a detailed look at your financing math after buying a new property and then strategically refinance to replace expensive debt with cheaper debt, but this is not very easy in today's rate environment. 

Start by picking up the book "30 Day Stay" which will give you are well rounded, yet detailed look on starting MTR.

If not get in and do a detailed look see what going to cost to repair. 

You should always put eyes on the home every year and it should be detailed, looking in every room, closet, roof, etc.

Go to the BP file place and download the SFH rental analysis tool spreadsheet, this will give you a more detailed look on returns, vacancy, maintenance, with/without a property manager, etc. give it a look but looks like a good value.

I was planning on doing barn board with additional strips at joints between boards for a more detailed looked.
