What's the best calendar strategy for doing a mix of MTR with STR? 

Hey Kate,We own a few mixed-use properties (restaurant/apartment combos) in the Lehigh Valley, and they’ve been great investments.

I like the location and the price is 650kFor mixed use properties as you describe (and I'd assume is located on SW 10th St.), I'd recommend that the residential units fully cash flow the loan as my experience is that mixed use properties are tougher to finance as most lenders tend to prefer one or the other and something in the middle gets more difficult.For example, and granted I don't know anything about the area/neighborhood, I would expect this property (https://www.realtor.com/realestateandhomes-detail/111-NW-Har...) to be easier to finance than the mixed-use property you mentioned. 

The city wants to have "Neighborhood Anchors Points" consisting of Mixed-Use and Retail/commercialVisual of all land bank properties The area I will focus in.A break down of cost to purchase all Land Bank properties on each street. 

There are 4 of us and between us we have 6 properties, 4 single family long term rentals, one out of state str, and one mixed use commercial/ res with 2 apartments.We also specialize in rehabbing older homes in the area, we've worked on houses built in the 70's (1770's), the 1940's, and unfortunately a lot of stucco/ siding repair on homes as new as 6 years.

I have an opportunity to purchase a mixed use property that seller is open to using partial seller finance.

I called the zoning department and they are telling me this is a Mixed use building (N zone).
