Certain parts of Eastlake aren't to bad and usually do great and than center point not to awful either.  

Specifically understanding why a visitor would want to stay in Northern Grays Ferry with STR options in close proximity in university city & center city....presumably the locations where your visitors will be spending their time while visiting.

It paints a picture of a market that might see uneven benefits across different regions.Speaking of regions, here’s another point for discussion: urban centers are likely to fare better under these changes than rural or emerging secondary markets.

Also, my worst performing project the past few years was a center city ground up project.

@Alev G. the litmus test I use in exploring an area is incomes and population density.If the population density is too low and not somewhat close to an employment center it’s not going to be a Green light for me.  

I've found that the best areas for the investors I have worked with on BRRRR properties are areas like Center Point, Fultondale, Gardendale, and Pinson areas.These areas are solid and aren't in warzones like Fairfield or Tarrant but will also produce you cash flow and equity unlike cities like Hoover or Vestavia.

While the deal is centered around wealth and asset management, real estate investors should be paying attention.
