The smaller more nimble banks such as state chartered or regional banks are better able to service you.If the LLC that owns the property is part of a legitimate business, is profitable, then you stand a good chance of securing some kind of funding.

I normally do not encourage people to forrm entities for real estate, but if I were investing out of state I would have the out of state investments placed in an LLC chartered in that state. 

To cut an even longer story short, I now have a business partner in Mexico City who is a British chartered surveyor, and has been working on development projects in Mexico for almost fifteen years and is a Member of the Royal Institute of Chartered Surveyors.

The guy sure knows how to sell products. there is not ta legitimate insurance product for protecting sub to .. at least one offered by a state chartered insurance company.

Federal along with state chartered credit  unions that are not permitted to charge prepayment penalties are also competitive right now on rate and more and more are building out construction platforms, although very conservative on construction originations.
