Hello MS locals/residents,Im currently assessing a single family property in HornLake for a buy and hold and hoping to get the opinion of a local on the outlook.

I live about 1.5 hours away so I hired this project manager and a licensed contractor to manage the project.  

My management team has approximately 3,000 units under management, with about 15% being subsidized, via Section 8 and other voucher programs. 

I'm trying to migrate from Evolve, and I'm wondering how those of you who self-manage remotely handle emergency issues. 

Is property management normally part of this arrangement?  

Alternatively, he could hire a handyman, etc. to finish up what he was responsible for and he can pay them directly.Alternatively, since you both own it, you could take on 100% of the management and your brother pays you X% of the rent like a property manager.

I've been dealing with an unresponsive property manager who is no longer managing properties and has shut down his company.

I just bought my first rental property in the Chicago area northwest suburbs (Cook county).

How do you typically evaluate LTV ratios when deciding on funding, and do you have a specific comfort zone in terms of percentage or property type that you prefer to stay within?
