Hello BP Community,I've managed to save up around $90,000 to invest in my first rental property.

The seller has countered with the following conditions:- Loan to value (LTV): 80%- Earnest money held by seller's recommended property management company- Final inspection within 1 day of closing- Commission paid by to buyer's agent is 2% of final sales price.I'm seeking advice on how to proceed, as I have some concerns:- Why would the seller request an 80% LTV?

I'm currently working through a plan for my second rental property.

After 6 months, I'd use my LLC to purchase the property for $150K.

Can you really manage both platforms without paid property management software?

However, the ROI on the cheaper house seems kinda low if I rent out the property as a whole.

I sold my rental property to buy my current condo and am available to help investors build & grow their portfolios.

It can vary based on the neighborhood and the property's condition, though.

I got interested in real estate investing last year and since then have read several of the BP published books on real estate.I still have a lot of unanswered questions floating in my head but my goal is to buy my first property and some point next year.
