Good afternoon, I just closed on a multi-family property (4 plex in an older home) . 3 units are rented, 1 is vacant and there is a shared common area for laundry.

Remember you don't have to own a property to control it.

Considering that I have work in the property management field for the last few years, I am very familiar with what it takes to keep a multi-family property up and running. 

*Tenant occupied properties usually have below market rent, often VERY below market.

If it's cash flow, I’d recommend looking at C areas with B properties (higher-end of the low market), but if you're after equity, think C properties in B+ areas.
