I've personally house-hacked a 4 unit that I still self manage with a combo of Market Rate & Section 8 Renters. I also self manage an Airbnb property out of state, so I can absolutely help motivated clients do that locally, and setup systems to earn their time back. Established investors I often help analyze their portfolio and determine if any properties are worth selling to 1031 into something larger or higher quality. Flippers looking for off market properties, most of the deals I'm seeing locally don't have enough margin for hiring a GC unless you go directly to the seller.
