The building was just inspected last week. For those who have proof of funds I would be happy to provide the inspection report. I also had a general contractor walk the building and provide a repair estimate to fix all of the inspection items and rehab all 4 units. The total rehab was $60k and with this rehab the building could generate $700 per unit.

Operate it as is with very little rehab at $500 per unit or rehab to generate $700 per unit.
In the attached picture the numbers show what the return would be if just the minimum was done to get all 4 units occupied and generating a total of $2000 monthly.
