Hi there,

I often post for sale by owner properties on sites such as Craigslist, Loopnet, Zillow, Trulia, and other big names. I also find new properties through these sites.

For out of state investors, how do you discover new markets? How do you stumble upon a random town or city that you know has a strong market for buy and holds, for example?

Also, if anyone knows of a RE search engine that allows you to search by cap rate, NOI or another metric, other than by location, please share.

Thanks. I would also want a search engine that allows you to search by NOI. Basically, an alternative to simply searching for properties by location.

Hi,

Does anyone know of a website where you can search for investments or post buildings you own by cap rate, ROI, etc? For most real estate search engines you post and search by market, but what about people who are looking for a market that has a particular cap rate as opposed to knowing which specific market they would like to invest in?
