I have a SFR rental leased out to tenants that have been in the home 1.4 yrs and recently renewed their lease. When I purchased the home it came with an older functioning washer machine that has been at the property. My tenants just told me that they purchased a new washer/dryer and are asking what I want to do with the washer that is already there. I wasn't given notice about their plans and it was clearly stated on the lease what came with the rental. I'm considering the options below. I think I should go with option 1. Please let me know your thoughts.

Options

1 ) Keep the washer at the rental in the 2 car garage. It might take up some of their garage space.

2) Sell the washer. It would be one less item I have to maintain.

3) Store the washer at my home in case I need it for another rental. I already have limited space but I just wanted to list it as a option. 

Thanks for your advice! You both made great points.  I'm considering extending the closing period if the seller is willing to reduce the sales price. I'm in no rush to close, it would reduce my overall cost and help out the seller.  

I'm closing on a occupied SFR rental on the 19th of Dec. The sellers were seeking to close on another house but their deal fell through. Now the sellers are asking me to lease the home to them after closing for 1 month so they have time to close on another house. I was planning to do a light rehab and rent it out for 1300/month. My agent suggested that I could collect a $1000 deposit and charge them $1800/month after screening them. What would you do in this situation?

Hey Ronald, I see Courtney has a event scheduled for 9/17/19 from 12-1:30 pm at 1100 Robert Rd Slidell ( EL Paso Grill). It will be the first biggerpockets event I attend.
